Unaffordable Housing in Tpe
If you're having trouble purchasing a place for yourself, you are not alone.
Based on the calculation of housing price and annual household income, the latest index portrays that Taipei City has the most expensive residence across Taiwan, marking the highest ever in 20 years.
Despite government efforts to bring real estate prices down by raising interest rates and implementing mortgage and credit measures, housing prices in Taipei City and Taipei County are as high as they've ever been.
According to a recent Directorate General of Budget, Accounting and Statistics household income survey, Taipei City households had average disposable income of 1.246 million NT last year.
Between January and August this year, property prices rose to an average of 477,000 NT per ping.
With income levels remaining stagnant, the price-to-income ratio for a 30-ping apartment has risen to 11.5 times, which is a 20-year high.
The Central Bank of the Republic of China's new credit control measures were implemented only two months ago, and results remain unclear.
In the meantime, more and more people are heading north along the MRT system to Taipei County to purchase homes.
The shift has caused Taipei County property prices to soar to 231,000 NT per ping, and the price-to-income ratio to climb to 7.5 times, which is second in Taiwan only to Taipei City.
Taichung City is ranked third with a ratio of 4.3 times. Kaohsiung City, meanwhile, has a ratio of 3.3 times and average property prices of 101,000 NT per ping.
