LUXURY TAX HELPS LOWER THE HOUSE PRICES?
According to a recent survey conducted by a real-estate trade publication, prices of homes in Taipei and New Taipei City have actually increased, rather than decreased since the implementation of luxury tax. The house prices in Taipei and New Taipei City have gone up 4.7 percent and 2 percent, respectively.
Take a look at the listings of the real estate agency, it is found many houses are priced at at least 10 million NT dollars, with a high percentage of houses are priced at over 100 million NT dollars.
According to My Housing Magazines recent survey, the average house price in Taipei City in February was 740,000 NT dollars per ping.
During the three and a half months after the government announced that the luxury tax will be implemented in June, the prices for pre-sale and new homes had risen by 4.7% to 775,000 NT dollars per ping.
In New Taipei City, the average house prices in February rose by 2% from 306,000 NT dollars per ping to a new high of 312,000 NT dollars per ping in June.
The magazine concludes that the luxury tax policy has helped suppress real-estate speculation and the housing markets in Taipei City and New Taipei City have gradually returned to the normal.
The survey also showed that real estate prices continue to rise in 11 of Taipei City's 12 administrative districts, except Neihu District. In particular, the average house prices in the Daan District have risen to a record high at 1.25 million NT dollars per ping, while the average real estate prices in Xinyi District are now at 1.18 million NT dollars per ping.
Experts said that the number of transactions has fallen slightly since the beginning of this year.
Real estate agents are suggesting first-time buyers consider purchasing older homes in New Taipei City, where the prices are relatively lower.
