INVESTORS' NEW PLOY TO EVADE LUXURY TAX
Many investors are not able to close the deals to avoid the luxury tax bill that will be going into effect on June 1st.
While individuals will get taxed for selling their properties within two years of purchase, real estate agents are now introducing their new rental plan, that is set to help owners in making some money in the meantime.
Luxury apartments in Taichung's metropolitan area have been popular with investors.
On June 1st, the luxury tax will be implemented and it may impact the market as properties quickly change hands in this area.
Those who turn over properties within two years are subject to a 10-15% luxury tax.
Quick thinking real estate companies have come up with a rental program to rent these properties for their owners to escape this tax.
When the luxury tax gets implemented many expect this rental business to increase 20-30%.
In fact, the program may help spread risks for investors as well as overcome the luxury tax.
Scholars pointed out that the luxury tax will have only a limited impact on the housing market, with many investors already seeking loopholes.
They also remind buyers to be aware of 3 in 1 programs such as this offered by real estate agents and to check the company's credibility.
Currently in the Greater Taichung area, it is pretty common to find these rental programs for small luxury suites under 10mn NT$.
Also, some have become reluctant to sell because of the current oversupply situation in Taichung's housing market leads to more rentals.
